The High Output Multi Room Overlay Underfloor Heating Kit is designed for installing water underfloor heating over existing solid or timber subfloors. It provides a low build-up solution where floor height increases must be kept to a minimum.
The system uses 150mm pipe centres, allowing for higher heat output at lower flow temperatures. This makes it suitable for use with air source heat pumps (ASHP) as well as traditional boiler systems.
The system uses 20mm high-density XPS400 insulation boards with pre-routed pipe channels and a foil-coated surface to improve heat distribution. The 16mm pipe is installed directly into the routed channels, allowing consistent spacing and even heat output across the floor.
This kit is suitable for multi-room installations, enabling individual zones to be controlled independently when used with the correct thermostats and actuators. It is commonly used in renovation projects, extensions, and retrofit applications where digging out floors is not practical.
The insulated overlay boards improve system efficiency by directing heat upwards into the room, reducing heat loss into the subfloor and improving warm-up times.
Each kit includes all core components required for installation, including XPS400 foil-faced overlay boards, 16mm barrier pipe, stainless steel manifold, pump and mixing valve set, actuators, wiring centre, and all necessary fittings. Pipe lengths and manifold sizing are matched to the selected coverage area to help ensure correct system performance.

How It WorksWarm water circulates through the pipe installed within the routed channels of the XPS400 boards. The foil surface helps spread heat evenly across the floor, allowing it to rise into the room above. The insulation core reduces downward heat loss, improving efficiency and response time.

Flooring Compatibility & Installation TipsCarpet- Prime the boards using a suitable primer to improve adhesion
- Apply10mm fibre-reinforced self-levelling compound to create a smooth, even surface
- Keep the combined carpet and underlay below 2.5 tog to maintain good heat output
Engineered Wood & Laminate- Install a moisture barrier followed by a breathable underlay, then float the floor finish
- Alternatively, prime and apply 5mm self-levelling compound, then fully bond the flooring using a suitable adhesive
Tiles- Prime the boards with a suitable primer
- Apply 5mm self-levelling compound to provide a stable base
- Fix tiles using a flexible tile adhesive suitable for underfloor heating systems
Vinyl / LVT- Prime the boards with a suitable primer
- Apply 10mm self-levelling compound to achieve a smooth, level surface
- Ensure the final surface is fully cured and flat before installing the floor covering
